Use correction for an error in an existing filing, change for specified terms that the parties later changed, and release for a contract release or cancellation supported by its grounds and records. The current RTMS manual shows all three routes only from an original lease report that is already in 신고필증 status. First open the original report in its history and confirm that certificate status before using one of these routes. They are not substitutes for a new initial filing.
Choose the route before changing the record
- Correction —
정정신청: use this when information in the filed report was wrong. The manual requires correction evidence for the corrected property information. - Change —
변경신청: use this when the contract later changed. The screen identifies the deposit, monthly rent, and changed-contract date as change fields, and requires the changed contract. - Release —
해제신청: use this to report contract release or cancellation grounds. Enter the occurrence date and reason, then attach both the release agreement and supporting evidence. This route should not be treated as an automatic filing for every ordinary lease expiry.
Match the property, parties, and original certificate to the record you intend to update. Save the original 신고필증 and a copy of the evidence that explains why this particular route applies.
Submission is not the final result
The official RTMS lease-report manual shows applicant registration, supporting-document attachment, and electronic signature before receipt. After that step, the history can display the selected application type with 접수완료 while the work-type field remains blank. That means the application was received; it is not the authority’s final approval.
For correction or change, look for 승인완료 and the resulting 신고필증. For release, look for 승인완료 and 해제확인서. The correction and change histories also show before-and-after information, which helps identify exactly what the authority approved. Keep the application history, final certificate or confirmation, and the evidence used for the request as separate records.
If identity or certificate access blocks the filing
The manual illustrates online certificate and signature steps, but it does not establish that every foreign name, phone number, identity document, or certificate will be accepted. A failed authentication screen also does not prove that the underlying correction, change, or release was rejected.
Keep the original report number and certificate, the Korean label selected, the error screen, the proposed before-and-after information, and the supporting documents. Ask the responsible authority for the existing record which process and evidence it accepts for that case. Do not assume that an office inquiry completes the filing, pauses a deadline, or guarantees an offline route. Do not use another person’s certificate or create a duplicate initial report to get around the failed step.
If language support is needed while identifying a Seoul real-estate office, the Seoul agency language and district guide can help narrow the search. Confirm the listed language and whether the office can explain the particular contract issue before visiting. Its directory listing does not confer authority to approve an RTMS filing or bypass the responsible authority’s requirements.
Keep the filing result separate from the legal question
The manual explains the system workflow. It does not decide whether a contract was legally released, who has a termination right, whether a deadline was met, what fees apply, or how a fixed date affects priority. Use the evidence and final RTMS output to identify the recorded state, then ask the responsible authority or qualified adviser about any legal consequence that the workflow itself does not answer.
